A: An application is required for anyone 18 years or older that will occupy the home.

Q: What is the minimum acceptable credit score?
A: The minimum credit score required is 600 for each occupant 18 years or older.
*Our Resident Flex program allows up to one applicant to have a non-qualifying credit score if they meet all other criteria and their income IS NOT being used for qualification. Availability of Resident Flex varies by property and is subject to owner approval.
Please note that meeting credit requirements does not necessarily guarantee approval. Applications may still be declined for other factors.

Q: Can I prepay rent to overcome insufficient credit?
A: No, all applicants must meet credit and background requirements.

Q: What if I don’t have a credit score?

Q: What are cosigner requirements?
Cosigners must be a non-occupant with a credit score of 700 or above. Cosigners may not be used for income qualification, except in the case of full-time students. Availability of cosigners varies by property and is subject to owner approval.

Q: I just applied online - what do I need to do now?
A: Once you’ve submitted your application, our team will reach out to you
(typically within 1 business day) to request documents. The items needed are:
- A copy of each applicant’s Driver’s License
- Three (3) most recent paystubs

A: No, you do not need to schedule a time to sign. Once your application is approved, our team will prepare the lease agreement and then email it to be signed electronically.

A: All deposits are due at the time of lease signing (usually within 1-2 business days from the date the application is submitted).

Q: Who pays the HOA dues?
A: HOA dues are paid by the homeowner. As a resident, you are responsible for paying any fines for HOA violations while you are renting the home.

Q: What is the maximum number of occupants?
A: The number of occupants may not exceed 2 persons per bedroom (except Tempe).

Q: Why are there different occupancy restrictions in Tempe?
A: The City of Tempe has a unique rule that limits the maximum number of unrelated people that can live together to three (3). This restriction applies regardless of the size of the home or number of bedrooms in the home.
